Terms and Conditions

  1. Introduction

Welcome to Urban Reality — Nigeria’s trusted and transparent real estate company. These Terms and Conditions (“Agreement”) govern the sale of land between Urban Reality (“the Company”) and the Buyer (“Client” or “Purchaser”) for all land transactions, whether on outright purchase or flexible installment plans. By making a payment, signing a form, or committing to purchase, the Buyer agrees to be bound by these Terms.

 

  1. Property Ownership & Titles

All properties sold by Urban Reality are properly documented with the following valid and verifiable land titles:

  • R of O (Right of Occupancy)
  • FCDA Approval
  • Building Approval

All documents are available for inspection upon request before or during the purchase process.

 

  1. Payment Options
  2. Outright Purchase
  • Full payment is to be made within 7 working days of invoice.
  • Upon full payment, all documents will be processed and property allocated within 10 working days.
  1. Installment Payment Plan
  • A minimum initial deposit of 10% of the property value is required to initiate the purchase.
  • Balance is to be completed within 12 months from the date of first deposit.
  • An administrative charge of 1% of the total property price is payable upfront alongside the initial deposit.
  • Payments can be made monthly, quarterly, or in bulk — as long as the full balance is cleared within the stipulated period.

 

  1. Payment Terms and Penalties
  • Timely payment is essential. Buyers who fail to meet installment due dates beyond a 30-day grace period shall incur a 1% surcharge monthly on the outstanding balance.
  • Defaulting for more than 120 days may result in automatic revocation of purchase rights, and Urban Reality reserves the right to resell the plot.
  • In the event of a voluntary cancellation, the buyer is entitled to a refund minus 20% administrative deduction.

 

  1. Allocation & Documentation
  • Land allocation is instant upon confirmation of 100% payment, including all statutory and documentation fees (survey, legal, development levy).
  • Allocation is provisional until all fees and dues are cleared.
  • Documentation includes:
    • Contract of Sale
    • Survey Plan
    • Deed of Assignment
    • Allocation Letter
  • All documents will be made available within 10 working days after full payment is confirmed.

 

  1. Use of Property
  • No construction, fencing, or development is allowed until:
    • Full payment is made.
    • Proper allocation and documentation are concluded.

 

  1. Property Verification & Inspection

Urban Reality encourages all clients to:

  • Visit the site prior to making payment.
  • Conduct an independent verification of the title and location.
  • Request for any clarification before proceeding.

 

  1. Non-Refundable Charges

The following charges are non-refundable under any circumstances:

  • Administrative charges
  • Survey/documentation/development levy once processed

 

  1. Changes and Adjustments
  • Urban Reality reserves the right to:
    • Adjust pricing based on market realities.
    • Modify plot location in rare cases where development plans require realignment.
    • Notify clients accordingly in good faith.

 

  1. Dispute Resolution
  • Any disagreements shall first undergo internal mediation within 30 working days.
  • If unresolved, the matter shall be escalated to the Abuja Multi-Door Court House and shall be governed by the applicable laws of the Federal Republic of Nigeria.
  • The buyer agrees to refrain from defamation, slander, online abuse or threats, and acknowledges that violations may attract civil or criminal action.

 

  1. Digital Validity
  • All digital signatures, emails, WhatsApp approvals, or scanned documents are recognized as legally binding by both parties.

 

  1. Indemnity Clause

Buyer agrees to indemnify and hold harmless Urban Reality against any loss or damage arising from false claims, fraudulent chargebacks.

 

  1. Acceptance

By paying deposit for any property sold by Urban Reality and signing a purchase agreement, the buyer:

  • Confirms understanding of all the above terms.
  • Accepts the rules of engagement without condition.
  • Authorizes Urban Reality to proceed with land allocation, documentation, and all related services accordingly.
